State Street Corporation has strengthened its long-term commitment to Ireland by signing a multi-year lease for a new headquarters office at 2 Grand Canal Quay (2GCQ) in Dublin, with occupancy scheduled to begin in the third quarter of 2027. The agreement marks a significant milestone as the global financial services firm approaches 30 years of operations in Ireland and reinforces its confidence in the country as a strategic hub for financial and technology services.

Under the agreement, State Street will occupy approximately 80,000 square feet across levels four through ten of the 15-story building, including an expansive terrace on the 10th floor. Consequently, industry observers expect the transaction to rank among Dublin’s largest commercial real estate leasing deals of the year. Developed by Island Capital, 2 Grand Canal Quay offers a modern office environment that combines energy-efficient design, premium workplace amenities, and convenient access to Dublin’s public transportation network, including DART, rail, and bus services.

State Street first established operations in Ireland in 1996 and has since expanded its presence significantly. Today, together with State Street Investment Management, the company employs more than 2,000 people across the country. Moreover, the firm demonstrated its continued investment in Ireland by announcing a global cybersecurity center in Kilkenny in 2024, which supports operations in more than 100 geographic markets.

Terri Dempsey, Ireland Country Head for State Street, said, “State Street is delighted to commit to a new Ireland HQ and an office environment that we believe will be a standard bearer for sustainability and collaborative working. Ireland and State Street have mutually benefitted from almost 30 years of cooperation, growth, and innovation, and with this agreement, we’re setting our long-term commitment to the region in stone.”

Meanwhile, Ann Prendergast, Head of EMEA for State Street Investment Management, emphasized Ireland’s favorable business environment. She stated, “Regulation that aligns with international standards, enables businesses to innovate, and protects consumer rights has played a key role in shaping our long-term commitment to the region.” Aidan Killeen, Development Director at Island Capital, also welcomed the agreement, saying, “State Street’s decision to choose 2 Grand Canal Quay for their head office is a testament to the quality of this exciting development. Furthermore, this lease represents a strong vote of confidence in Dublin and the commercial office sector as a whole, and we look forward to welcoming State Street to its new home in the heart of Grand Canal Dock.”
